How the real estate fund investment works

The programme’s main investment option is a real estate fund registered with the Hungarian National Bank. The investor buys units in this professionally managed fund. The homes in the fund’s portfolio are managed by the fund manager.

The units are issued in the investor’s name and held in a blocked account for at least five years. This is shown by the securities account documents.

Funds differ in strategy, portfolio, liquidity terms and costs. The fund is therefore chosen by weighing the investor’s expectations, risk approach and planned holding period together. Fund returns are not guaranteed.

€250,000 is the minimum investment. Legal advice, fund charges, government fees, translations and health insurance are calculated separately.

The legislation also provides for a donation of at least €1,000,000 to higher education institutions. The donation is not returned to the investor.

How the process runs

Every part of the process is run with law firms, banks, fund managers and public authorities in Hungary under Casa Massal’s coordination. Legal work is carried out by the law firm the investor appoints.

    Renewal and long-term follow-up

The process is followed through the holding period, card renewals and later residence stages.

Family, travel and tax

Family

The spouse and minor children can obtain residence under the family reunification rules. Other family members are assessed separately. A separate application may be needed for each family member.

Travel

The Hungarian residence permit allows short-stay travel within the Schengen Area for up to 90 days in any 180. Living or working in another EU country is subject to that country’s rules.

Tax

The residence permit does not by itself create tax residence. Tax position depends on time spent in the country, the type of income and double tax treaties. Tax questions are handled individually with tax advisers.

Citizenship

The guest investor permit does not lead directly to citizenship. As a general rule, citizenship requires eight years of continuous residence, Hungarian language skills and constitutional knowledge.
